Rio Piedras, San Juan, Puerto Rico (2011)
This 130 unit infill mixed-use courtyard project occupies an important site on the Paseo De Diego pedestrian street in the center of Rio Piedras, directly adjacent to the University of Puerto Rico campus. The program includes over 15,000sf of interior courtyard and 7,000sf of retail. The apartments are segregated into two distinct groups, market-rate one and two-bedroom units, marketed towards faculty members from the adjacent campus, and two bed assisted living units for seniors.
This local groundbreaking concept of mixing users follows the precedent established in Caguas at Caguas Courtyard Community Housing. The use of mix-user programming was first pioneered in several US, European and Asian markets. Each group has distinct entries and courtyard spaces yet have common spaces where overlap can occur.
