100 acres of undeveloped land on the Island of Culebra is planned to avoid a negative impact on the land. Bay Site Design nestles buildings within the existing landscape with an absolute minimal impact. Contiguous open space allows a restoration program to flourish with the introduction of a canopy of hardwoods. Two paradors, and an eco-camp, set the tone for the community. 65 rooms ­distributed between two co-managed hospitality units and a managed rental pool of 82 dwellings, help maintain a year-round occupancy for Culebra to serve. The overall “green” approach to design and careful attention to the economic and social requirements of the island help make this project a model for truly sustainable development.
